The Eagle Mill Site
Eagle Mill owns 8.4 acres of land on both sides of the Housatonic River in Lee, Massachusetts. Six of those acres sit on the south side of the river with multiple historic buildings occupying just over 192,000 square feet of the site. The remaining 2.4 acres on the north side of the river are undeveloped and exist in its natural state.
Development Partners
Eagle Mill Redevelopment LLC. — a partnership of Mill Renaissance LLC and DEW Properties — has acquired The Eagle Mill properties.
Together with partners Rees-Larkin Development and Berkshire Housing Development Corporation, Eagle Mill Redevelopment will bring the now-vacant Eagle Mill property into the twenty-first century with a full compliment of modern amenities. Included in the master plan are residential units, retail shops, and office suites. In addition, Mill Renaissance LLC intends to partner with Marketplace Hospitality Group LLC to develop the Eagle Mill Market.
Six Development Components
Mill Renaissance LLC has partnered with DEW Properties LLC and has retained DEW Construction LLC (a $150,000,000/year general contractor from Williston, Vermont) to form Eagle Mill Redevelopment LLC (EMR) and to enable it to successfully develop this comprehensive project. It acquired The Eagle Mill properties in 2017.
EMR has entered into two contracts with Rees-Larkin Development which will acquire, in partnership with Berkshire Housing Development Corporation, the historic Eagle and Union Mills at the site in addition to two residential development sites by which they will develop a total of 122 units of market rate and affordable housing.
The Components are:
1. Six River Front Townhouses : To be developed by EMR.
2. The Union Mill and the Eagle Mill: An adaptive re-use of the historic buildings which will create 56 residential units. Of the 33 units in the Union Mill and 23 units in the Eagle Mill, approximately 70% will be affordable units at the 60% AMI level (some units will be further restricted at even lower income levels and 30% will be Workforce, to be developed by Rees- Larkin / Berkshire Housing Development Corporation. Public financing for the residential buildings is likely to include State and Federal Historic Rehabilitation Tax Credits, Low Income Housing Tax Credits (LIHTC), other resources allocated by the Massachusetts Department of Housing and Community Development (DHCD), and funding from MassHousing.
3. The “New” Eagle Mill Apartments : A new construction apartment building. Of the 43 units, approximately 70% will be affordable units at the 60% AMI level (some units will be further restricted at even lower income level and 30% will be Workforce, to be developed by Rees-Larkin / Berkshire Housing Development Corporation. Public financing for the residential building is likely to include State and Federal Historic Rehabilitation Tax Credits, Low Income Housing Tax Credits (LIHTC), other resources allocated by the Massachusetts Department of Housing and Community Development (DHCD), and funding from MassHousing.
4. The Mixed-Use Building :A new 23 unit apartment building, 70% affordable and 30% workforce, with street front retail shops to be built along West Center Street, adjacent to the Machine Shop.
5. The “Machine Shop” : A 12,000 square foot historic building to be developed as a prepared food(s) market in partnership between EMR and The Marketplace Kitchen, in addition to cooperative office space..
6. The Park” & River : 2 1/2 acres on the north shore of the Housatonic River across from The Mill, planned for conservation/recreational use.
