The Complete Project
The Eagle Mill redevelopment project encompasses the 8.4-acre parcel bordering the Housatonic River that formerly was the grounds of the entire historic paper-making complex. The entire concept consists of five separate development initiatives that will ultimately result in 121 housing units and 15,000 square feet of retail. Phase I, The Lofts - is complete and already fully occupied. Financing for Phase II - 44 Apartments in a new building adjacent to The Lofts - is underway. Construction is expected to begin in 2027. Phase III will transform the building known as The Machine Shop into 9,000 square feet of retail and food services. Financing is nearly complete. Construction is expected to begin early in 2027. Phase IV is planned as a mixed-use building with residential units above ground-floor retail space. This building will be sited between The Maching Shop and the sidewalk adjacent to Route 20. Phase V will be a series of six townhouses adjacent to The Lofts with views of the Housatonic River. Each of these project phases is managed by a different developer group with its own financing plan and timetable.
